Building and Development Advisory Service

A specialist support service for planning and development matters.

As part of our commitment to improving customer service, the Council has launched a new flagship Customer Service Centre located at 1 Pope Street, Ryde, that includes Customer Service and the Building and Development Advisory Service (B+DAS) - the specialised team from the former Ryde Planning and Business Centre.

The new Customer Service Centre and the Building and Development Advisory Service will continue to provide services for residents and building professionals. 

Services Available

B+DAS in conjunction with Customer Service provides front end development and building information. The type of business the team is able to assist with includes:    

  • Planning and development enquiries
  • Development Application lodgement
  • Payment of development fees
  • Building compliance
  • Viewing of notification and exhibition material
  • Search of historical documents.

B+DAS 

 The role of the Building and Development Advisory Service is:

  • To educate, inform and advise the community of Council's environmental standards, policies and procedures
  • To provide specialist information on development proposals
  • To provide a professional service to the community in relation to areas such as prelodgement. 

A duty officer, a staff member with either Planning or Building qualification, is also available for information on zonings, development control plans and general development information. A more complex appraisal of proposed plans or a proposal for redevelopment of land may require attendance at a prelodgement meeting. 

Simple enquiries are able to be made by phone. However, more complex planning or building discussions may require you to come into the Council for one of the services below.

To ensure that every client has access to the appropriate staff and plenty of time to discuss their planning or development matter, the new Centre will operate on an appointment basis. Customers will be able to discuss their planning and development needs on a one-to-one basis with specialised staff in a comfortable, modern office environment.

Need help with engineering related matters? 

A development engineer is now available to answer queries on engineering related development matters. In particular, the duty development engineer can assist you with enquiries about:

  • stormwater and drainage matters that relate to your development application
  • development applications for properties that are flood affected.

The development engineer is available to consult on Wednesdays, 9am - 1pm. You can also make an appointment to consult with a development engineer outside these times - call Customer Service on 9952 8222.

Prelodgement Meetings 

This service is aimed at larger, complex residential and commercial developments. A prelodgement meeting provides the prospective applicant with the opportunity to discuss and receive feedback from Council on the technical and merit aspects of a development proposal.

Urban Design Review Panel 

This service is for residential apartment buildings of 3 storeys or above in height; major developments within town centres, and; new major developments in the City of Ryde (where the design of the proposed developments is considered by a panel of experts prior to the lodgement of the development application).

Lodgement Interviews 

A lodgement interview is to assist in the efficient processing of major or complex development applications.

  • Meetings: By appointment

  • There is no fee for this service.

Written Advice 

B+DAS can offer written advice on planning or building matters via email or post. However, there is a fee application for some correspondence. For more information contact Council's Customer Service.
