  West Ryde Urban Village Development
 


The West Ryde Urban Village Development application involves the construction of a mixed use development, a community facility building and associated roadworks.  Development consent was granted on 11 December 2007.  Details of the development (including description and drawings), reports to the Independent Hearing Assessment Panel (IHAP) and details of the IHAP can be accessed from the links to the right.

Note: Submissions regarding the Application to Modify Development Consent closed on 9 July 2009.

Application to Modify Development Consent

Council has now received an application to Modify Development Consent.
Section 96 Application No. MOD2009/0080 Consent No. LDA2007/0559.

The original proposal involves the erection of a seven storey building of mixed retail, commercial and residential use with five basement levels and the provision of a village square on the area adjoining the building (Precinct 1), landscaping and associated road works, and erection of a four storey building to house community services and some retail floor space above two basement car parking levels (Precinct 2).

Proposed Changes

The proposed changes are as follows:

  • Design amendments including changes to the number of levels and Floor Space Ratio (FSR) have been proposed to the mixed use component of the approved development (Precinct 1).  The amendments also seek approval for deletion of certain conditions and minor modifications to certain conditions of the development consent. The proposed changes have been described in detail in the Statement of Environmental Effects
  • The applicant is also seeking a variation to the Voluntary Planning Agreement (VPA).
