There is a framework of planning controls with usually more than one document setting the standards for new development.
Other planning controls are master plans, development control plans, codes and policies.
Planning controls may apply to:
- a location (suburb, street or single lot)
- particular types of development (dwellings, villas)
- a component of the development (provision of carparking, control of stormwater)
The state government also has developed planning controls that may apply which over ride these planning controls but these state documents have not be included on this web site.

Planning Scheme Ordinance The most important planning control document for the City of the Ryde, is the Ryde Planning Scheme. All other controls are subordinate to the Planning Scheme. The Planning Scheme is a Local Environmental Plan that applies to the all of the City of Ryde. It is amended or changed from time to time by other Local Environmental Plans.
