Major Development Applications and State Significant Projects on Exhibition

Council has received the following Major Development Applications as published in Northern District Times Newspaper.

Please Note: State Significant Projects that are submitted to the State are not advertised by Council. 

MAJOR DEVELOPMENT APPLICATIONS

Property: 159-161 Epping Road, Macquarie Park
Local Development Application No. LDA2018/0171 - Integrated
Applicant: 159 Epping Rod Pty Ltd C/- Mecone
Description: Construction of  2 x 14 storey residential apartment buildings comprising 317 dwellings (2 x studio, 104 x 1bedroom, 179 x 2 bedrooms & 32 x 3 bedrooms apartments) over 3 basement levels of car parking for 308 car spaces together with landscaping works and associated site works.
The application will be referred to the Sydney North Planning Panel constituted under the Environmental Planning and Assessment Act 1979 for determination as the capital investment value exceeds $30 million.
The above proposal is Integrated Development under the Environmental Planning & Assessment Act 1979, as the subject proposal will require a dewatering licence. The relevant approval bodies are Water NSW and the Roads & Maritime Services.

Local Development Application No. MOD2018/0126
Applicant: Romeciti
Description: Section 4.55(2) application to modify consent involving:
a) Reconfiguration and amalgamation of apartments resulting in a reduction of units from  357 to 334;
b) Modification to the basement RL, layout and footprint;
c) Amended landscape design and ground floor interface to landscaped area.
The application will be referred to the Sydney Planning Panel constituted under the Environmental Planning and Assessment Act 1979 for determination as the application is a Section 4.55(2) where the Panel granted consent to the original development which had a capital investment value exceeding $30 million.
The above proposal is Integrated Development under the Environmental Planning & Assessment Act 1979, as the subject proposal is within 40m of a riparian zone. The relevant approval body is the NSW Office of Water.

Applicant: Hyecorp Property Group
Description: Demolition of exiting building and the construction of a mixed use development comprising a 14 storey building accommodating 116 residential apartments (26 x 1 bedroom, 50 x 2 bedroom and 40 x 3 bedroom apartments) over 4 basement levels of car parking with 136 car spaces, a 70m²  ground floor commercial/retail  tenancy, landscaping and associated site works.
The application will be referred to the Sydney North Planning Panel constituted under the Environmental Planning and Assessment Act 1979 for determination as the capital investment value exceeds $30 million.
The proposal is integrated development under the Environmental Planning & Assessment Act 1979, as the subject proposals are within 40m of a riparian zone. The relevant approval body is Water NSW.

Applicant: Ghazi Al Ali Architects
Description: Construction of a new three storey boarding house- under the State Environmental Planning Policy (Affordable Rental Housing) 2009 - comprising 19 boarding rooms, 4 bicycle parking spaces , 4 motorcycle parking spaces (no car parking spaces provided)  together with storage areas and indoor and outdoor communal areas.

Applicant: Dreamscapes Architects
Description: Establishment of a childcare centre for 85 children. The proposed hours of operation are 7am to 6pm Monday to Friday.

Local Development Application No. MOD2018/0142
Applicant: G & A Moscaritolo
Description: Modification of the Land & Environment Court approval for the construction of an Affordable Rental Housing development. The modification involves the deletion of condition 1(c) which required an accessible path of travel from the street to the front door of Unit 1.

Applicant: Australand Industrial No. 122 Pty Ltd
Description: Excavation for the future basement, temporary and permanent shoring walls and anchors.

 Property: 20 Waterview Street, Putney
Local Development Application No. LDA2018/0223
Applicant: Lilac Pty Ltd C/o: Willow Frank 
Description: Stage 1 DA seeking the Concept Plan approval for the following components of the development located on land above the mean high water mark:

  • The adaptive reuse of the existing boat shed for a mixed use development including:
    • Marine related businesses and services;
    • Food and drink premises;
    • 9 residential apartments.
  • Establishment of building envelopes to accommodate up to 70 dwellings at the site (inclusive of the proposed within the boat shed). This will include 18 x 3 storey town houses fronting Waterview Street and a 3 storey residential apartment building containing 33 units with basement carparking;
  •  Indicative landscape design;
  • At grade car parking;
  • Demolition of ancillary structures;
  • Land remediation works. 

The application will be referred to the Sydney North Planning Panel constituted under the Environmental Planning and Assessment Act 1979 for determination as the capital investment value exceeds $30 million.

The above proposal is integrated development under the Environmental Planning & Assessment Act 1979, as the subject proposal is within 40m of a Waterway. The relevant approval body is the Department of Primary Industries - Water.

Making Submissions

Anyone may make submissions concerning these applications. Submissions are required to be in writing, and should the submission be by way of objection to the proposal, the submission should specify the grounds of objection. All correspondence should be addressed to the General Manager and can be sent by:

Council has resolved that all submissions received in relation to rezoning and development applications will be publicly accessible on request.

The supply of personal information is voluntary. However if you choose to make an anonymous submission it may be given less weight (or no weight) in the overall consideration of the application.

STATE SIGNIFICANT PROJECTS

There are no State Significant Projects on exhibition at this time. 

 

State Significant Projects are assessed and determined by the Department of Planning under Part 3A of the Environmental Planning and Assessment Act.
