Draft Amendment to Ryde DCP for 127-133 Ryedale Rd & 4-14 Terry Rd, Denistone

An amendment to the Ryde Development Control Plan 2014 (DCP) is on public exhibition for 127-133 Ryedale Road and 4-14 Terry Road, Denistone.

The amendment to the DCP should be read and considered in conjunction with a Planning Proposal currently being exhibited by the Department of Planning, Industry and Environment. The Planning Proposal seeks to amend the Ryde Local Environmental Plan 2014 (LEP) to support a maximum building height of RL52 (a maximum of four storeys), increase the Floor Space Ratio across the site and amend Schedule 1 to permit Seniors Housing on the site.

About the Amendment to the DCP

The amendment to the DCP seeks to establish built form controls which will guide the future development of the site. Specifically, this will involve controls for density, building height and form, setbacks, open space, landscaping, solar access and overshadowing, carparking and vehicular access and other matters.

The amendment to the DCP will be on public exhibition from 26 August 2021 to 23 September 2021.

During the public exhibition period any community member, stakeholder or government agency can provide feedback on the amendment to the DCP by lodging a submission with Council.

Please go to the NSW Planning Portal to make a submission the Department of Planning, Industry and Environment regarding the Planning Proposal.

A submission can include any comments or concerns relating to the exhibition material and proposed amendment. Submissions must also include a declaration regarding the following:

In accordance with s10.4 of the Environmental Planning and Assessment Act 1979, a person who makes a public submission to a council is required to disclose the following reportable political donations and gifts (if any) made by the person making the submission or any associate of that person within the period commencing 2 years before the submission is made and ending when the application is determined—

(a)  all reportable political donations made to any local councillor of that council,

(b)  all gifts made to any local councillor or employee of that council.

Submissions can be made in writing to the City of Ryde and can be completed using the online submission form below, by email or post.

Written submissions must be clearly marked as ‘Amendment to DCP - LEP2017/38/12’ and will be received up until 4.00pm on 23 September 2021. They can be sent to:
