Planning Proposal 176 - 178 Blaxland Road, Ryde
The Planning Proposal for 176 - 178 Blaxland Road, Ryde, aims to amend the zoning, floor space and height controls for the site and explains the intended effect and justification of these amendments.
The intended outcome of these amendments is to:
- Amend LEP 2014 Land Zoning Map from SP2 Infrastructure (Place of Public Worship) to R4 High Density Residential
- Amend LEP 2014 Height of Buildings Map to include a Maximum Building Height of 11.5 metres
- Amend LEP 2014 Floor Space Ratio (FSR) Map to include an FSR control of 1:1
- Amend LEP 2014 Lot Size Map to include a Minimum Lot Size of 580m2
The Department of Planning and Environment issued a Gateway Determination on 3 February 2017, which stipulates the public exhibition of the Planning Proposal for a minimum of 28 days in accordance with Sections 56(2)(c) and 57 of the Environmental Planning and Assessment Act 1979. The Department has also issued delegation to Council make the changes to the Local Environment Plan.
Draft Development Control Plan Part 6.6 - 176 - 186 Blaxland Road, Ryde
The draft Development Control Plan (DCP) relates to the land under the Planning Proposal 176 - 178 Blaxland Road and adjoining land 180 - 186 Blaxland Road (which is currently zoned R4 High Density Residential, has a maximum height of 11.5m and a floor space ratio of 1:1) .
The draft DCP provides controls to govern the design of the proposed development on the consolidated site of 176 - 186 Blaxland Road and includes controls to address setbacks, amenity and privacy controls to adjoining residential properties, streetscape and landscaping.
