Various properties and development types may be subject to additional considerations closely tied to the Ryde Local Environmental Plan and Ryde Development Control Plan. Some of these additional considerations are closely tied to other adopted Council policies. Many of these considerations are likely to have a substantial impact upon the overall design of future development and as such, should be given careful consideration early on in the design process. The most common additional considerations and supporting policies are detailed below.
Bushfire prone land is land that can support a bushfire or is likely to be subject to a bushfire attack. The City of Ryde Bush Fire Prone Land Map identifies areas that may be at risk in the event of a bushfire.
Council has undertaken several studies on overland flow and localised flooding of the Macquarie Park Catchment, the Eastwood and Terry’s Creek Catchment, the Parramatta River Ryde Sub Catchments and the Buffalo and Kittys Creek Catchments.
Provides transport consultants with a framework within which to develop their Traffic Impact Assessment (TIA) reports.
Flooding can cause significant damage to property and risk to life. Council undertakes studies to determine what land has the potential to be affected by flooding.
Council’s Slope Instability reports and maps, including information about landslip and subsidence affectation.
