Development Contribution Plans

On 29 April 2025, City of Ryde Council adopted two (2) new Development Contributions Plans:

  • Macquarie Park Corridor Section 7.12 Contributions Plan 2025
  • Section 7.11 Development Contributions Plan 2020 Version 2

The new plans come into effect on 2 May 2025 and repeal the Section 7.11 Development Contributions Plan 2020 Version 1.1.

The following contribution plans are currently in force.

Macquarie Park Corridor Section 7.12 Contributions Plan 2025

The 7.12 Plan applies to the Macquarie Park Corridor and seeks to fund local infrastructure required to support the anticipated growth facilitated by the NSW Government’s rezoning on 27 November 2024.

The Plan levies a fixed rate contribution based on the development’s cost of works as follows:

Section 7.11 Development Contributions Plan 2020 Version 2

The 7.11 Plan was adopted on 29 April 2025 and repealed the Section 7.11 Development Contributions Plan 2020 Version 1.1.

The 7.11 Plan applies to all land in the LGA excluding the Macquarie Park Corridor. The Plan levies a nexus-based contribution on:

  • residential development that results in additional residents, and
  • non-residential development on land within the sub-catchment north of the Macquarie Park Corridor that results in a net increase in gross floor area.

Contributions for residential development remain capped at $20,000 per dwelling in accordance with the Ministerial Direction.

Fixed Rate Levy (Section 7.12) Development Contributions Plan 2020

The 7.12 Plan applies to non-residential development on land outside of Macquarie Park.

The Plan levies a fixed rate contribution of 1% on non-residential development with a cost of works more than $350,000.

The following forms can be submitted with an application where this plan applies to assist Council in determining the contribution applicable. The forms can also be used as guide for providing a separate cost report. Council notes the Development Application Form also requires a cost summary report. The DA form will in most cases suffice and these forms will not be required. However, should Council determine that the development maybe undervalued and more detailed cost report will be requested.
