Adoption of Amendment to Ryde Development Control Plan 2014

The City of Ryde, at its meeting on 22 February 2022, resolved to adopt an amendment to Ryde Development Control Plan 2014, Part: 6.6 127-133 Ryedale Road 4-14 Terry Road, Denistone. The DCP amendment was prepared to give detailed design guidance to a Planning Proposal that will amend the Ryde Local Environmental Plan 2014 for a seniors housing and aged care development at the above location by:

  • Increasing the maximum height control from 9.5 metres (typically 2 storeys) to RL52 (allowing for 2 to 5 storeys); and
  • Increasing the FSR control from 0.5:1 to part 1:1 and part 1.57:1.

The DCP amendment provides design controls, such as setbacks, building lengths and building orientation, to manage built form on the site and minimise amenity and visual impacts on the surrounding area. The amendment to the DCP is to become effective once the amendments to the Ryde Local Environmental Plan 2014, relating to 127-133 Ryedale Road 4-14 Terry Road, Denistone, have been notified on the NSW legislation website.

Pursuant to Clause 21(2) of the Environmental Planning and Assessment Regulations 2000, City of Ryde is required to give public notice on Council’s website of the adoption of the amendment to Ryde Development Control Plan 2014.  The amendment to the DCP comes into effect in accordance with the details of this notice on 24 February 2022.
