Construction Certificate (CC) must be obtained before any building or construction work commences once a Development Application has been approved. This certificate confirms that the construction plans and development specifications comply with the Development Consent, Building Code of Australia and associated Australian Standards.

A CC is not required for building work that is exempt or complying development, or for Crown building work.

A CC application should include detailed building plans, engineering details and specifications. The plans will likely contain a lot more information than the approved development application plans to allow your builder to work directly from them.

The finished building must be consistent with CC documents and the development consent. Any changes to your plans that are inconsistent with the DA plans will need to be assessed and a subsequent application to modify the development consent may be required.

What do I need for lodgment?

  • Fee quotation (Contact Ryde Certifiers to obtain a quote)
  • Long Service Levy Payment (if cost of works $250,000 or greater)
  • Completed Owners Consent form(PDF, 37KB)
  • Apply for a Principal Certifier Appointment Application on the NSW Planning Portal. View instructions on the process here.
  • Apply to enter into a contract with City of Ryde Council (Ryde Certifiers) to provide Certification work.
  • Architectural plans including site plan, floor plans and elevations that are consistent with the stamped approved development consent plans
  • Engineering details designed and endorsed by a qualified and practising structural engineer
  • Sydney Water Approval (if required)
  • Owner Builder Permit or Home Building Compensation Cover (formerly Home Warranty Insurance) (if cost of works $10,000 or greater)
  • Building Specifications detailing the proposed materials and finishes (if required)
  • Payment of Section 7.11 /7.12 Development Contributions
  • Additional documents and/or plans may also be required to be provided please contact Ryde Certifiers for confirmation.

How to apply

Applications for a construction certificate to be undertaken by Ryde Certifiers are to be made via the NSW planning portal.
