About the LEP
Ryde Local Environmental Plan (LEP) 2014 – a comprehensive Plan for the City of Ryde together with the Ryde Development Control Plan (DCP) 2014 provides the necessary framework for how the City of Ryde will advance. It also balances the needs of residents, businesses and investors today with those of future generations.
Ryde Local Environmental Plan 2014 (Ryde LEP 2014) was notified on the NSW Legislation Website on the 12 September 2014 and came into force on that date.
Ryde Local Environmental Plan 2014 applies to all land identified on the Ryde LEP 2014 Land Application Map - however the Plan does not apply to the land identified on the Ryde LEP 2014 Land Application Map as a ‘Deferred Matter’.
The Ryde LEP 2014 Land Application Map identifies one area as a ‘Deferred Matter’ being the Ryde Civic Precinct. As a result of being deferred from Ryde LEP 2014 the subject property is under the planning controls identified within Ryde LEP 2010 including zoning, height and floor space ratio controls.
It should be noted that in carrying out a comparison of the LEP documentation supplied by Council to the Department of Planning and Environment and the written document and maps notified on the NSW Legislation website Council has identified a number of other concerns relating to the manner in which the Department has uplifted that documentation and data onto the website. Council is currently in discussion with the Department of Planning and Environment as to how best address these concerns.

Relevant only for the Ryde Civic Centre (identified as a 'Deferred Matter' under Ryde LEP 2014).
Ryde Development Control Plan 2014
The DCP supports the LEP in providing a range of development criteria for residential areas, urban centres and character areas as well as development criteria relating to environmental and engineering matters.
